Property Surveys and Valuations in London
There are three main types of survey: valuations, homebuyer reports and building surveys. We can help you decide which would be the best option for your circumstances. We find many of our clients come to us for an independent opinion. When you are buying a property you need to be very clear about the condition it is in. Lender valuations (carried out by banks) are very limited checks on the property; they do not highlight all defects that homebuyer reports and building surveys do. Identifying defects early on puts you in a position to negotiate on price and plan for any remedial work required.
A fairly basic report commenting on value. We can provide valuations reports for a variety of needs such as probate, tax, SIPPs, matrimonial dispute and expert witness reports. If you need more detailed information you should consider a homebuyer report or building survey.
RICS Homebuyer Reports
A detailed report which provides a general overview of a building and any significant defects and repairs which might be required. It is most suitable for properties built in the last 50 years which are in a reasonable condition. We can provide homebuyer reports and normally this is the minimum level of survey we recommend undertaking before purchasing a property.
The most detailed type of report available on the condition of a building. It includes a comprehensive inspection of a property and we tailor the report to the nature of the property and your particular requirements. It is suitable for all properties especially ones which are listed, older, constructed in an unusual way, that have been substantially altered or which you plan renovate yourself. The survey reports on all accessible parts of the property and you can ask for specific areas to be included where you have a particular concern. It does not normally include a valuation but this can be included on request.
We can arrange a valuation of your property for the purposes of obtaining building insurance.
We provide advice and valuations to both freeholders and leaseholders for lease extensions or enfranchisement (freehold purchase).
Party Wall Agreements
These are often needed when you are carrying out alterations to your property and have close neighbours. We can provide party wall surveys or advice if you have had notice served on you.
