We can offer 3 different types of survey. These are explained in a little more detail below. If you are purchasing a residential property you will need to have the peace of mind that you will be appointing an independent firm with a qualified chartered surveyor who can provide an impartial and unbiased view for your prospective purchase. Many of our clients appoint us rather than relying on a report from a lending institution, for this reason. A lender valuation is a limited check on the property for bank purposes and does not always highlight apparent defects that would be noted in a private homebuyer's report or building survey. Early identification of any defects may enable to you negotiate on asking price and will prepare you for any remedial works required. Valuations
We can provide valuation reports for most purposes including probate, tax, SIPPs, matrimonial dispute, expert witness reports and other private purposes. This is a fairly basic report commenting on value. If a more detailed report on condition is required then you should look to have a homebuyer report or building survey.

Homebuyer Reports
This is a detailed report which provides a general overview of a building and any significant defects and repairs which may be required. It is produced in a standard format approved by the RICS. It is most suitable for property built in the last 50 years which are in a reasonable condition.

Building Surveys
A building survey is the most detailed report that can be obtained for a building. It involves a comprehensive inspection of a property and the report is in done in a style to suit the property and the client’s specific requirements. It is suitable for all properties especially, listed buildings, older properties, buildings constructed in an unusual way, properties you plan to renovate or alter and those which have had extensive alterations already. It examines all accessible parts of the property and you can ask to have specific areas included as well as other areas where you may have a particular concern. This is a survey that can be tailored to your specific needs and agreed with the Surveyor at the outset. The building survey does not usually include a valuation but this can be included if requested.

Reinstatement Valuations
